- Employ contractors without ensuring they are insured.

Freeholder
- You must act reasonably in an effort to manage your building responsibly.
- Ignorance of your responsibilities is no defence.
- Employing a manager shields you from many responsibilities.
- The cost of the manager are paid for by the flat owners.
- A good managing agent will add value to your investment, whether you own a flat within the building(s) or not.
