PPS were approached in the past by 'Client A' to take over a portfolio of managed properties, from a previous managing agent.
We agreed subject to completion of the usual 'due diligence' checks on the basis that the two companies would work together initially to enable a smooth transition on the current management.
A week or so later, PPS are provided with certain documentation from the other (previous) managing company; there was no contact with any staff from the previous company, and still PPS had received no formal instructions from the client to manage their portfolio..
That year, in March, the flat owners started to receive notification that their buildings insurance cover had been cancelled. PPS put all the properties on cover (around 40 of them) and renewed all their policies. In many cases there was still no instructions to manage the building.
2 months later, a top floor flat in the above named property was entirely burnt out. PPS arranged an inspection the following morning, informed the insurers, contacted the loss adjusters and loss assessors, carried out emergency works to make the roof and windows safe and arranged for gas, electricity and water supplies to be restored or made safe.
PPS also liaised with the adjoining owners to confirm the position as to their insurance, and arrange for alternative accommodation costs as appropriate.
Following that , structural engineering and surveyors reports have been obtained, specifications have been prepared, amended and agreed with the insurers. Brighton and Hove council and the flat owners were then advised that re-construction should be well on the way before the end of the year. the total cost was in the region of £50,000-£60,000.
